Hire a Professional
Video is complex- and what we learned here at Helicopix Inc. over the course of time, shooting house after house is; it takes quite a bit of video experience to get it right. It's the little movements, adjustments, frame rate and more that keeps your viewers engaged. If you hire a qualified videographer, you are giving your marketing the best chance at longevity and exposure. In today's market (which is a sellers market), marketing may not seem that important. Houses are put up and they sell quickly. However, the short supply, high demand and big commissions, attract more agents- a potential frenzy if you will. What separates you from the rest when other sellers are looking to hire an agent? A good Video library is a start; it illustrates to your clients that you are not there to short change them on marketing their home. It's accessible and relative. Good Marketing translates to more offers and higher ROI on the commission they pay the agent. Time after time, I can't tell you how impressed home owners are when we show up to video- makes the agent look like a rockstar!
Less can be More in Video
Often when shooting Video, agents are curious to know what part of the house we will Video. Our answer is, we will Video as much of the house as the agent would like, but generally recommend the grandest rooms or most interesting ones, and in no specific order. Traditionally, video walks a viewer through the home in a fashion that goes something like; front entrance, dining, living kitchen etc. To keep video interesting, and keep viewers engaged, we try to step away from that and only keep traditions if necessary. (Specific Request). Viewers have been conditioned to see a Real Estate Video in specific order, and by deviating from that, you can actually create and peak interest.
Don't have video in every room. The Video will be long, uninteresting, and leaves nothing to the imagination. And most importantly, you may lose the possibility of the viewer coming to the open house, because they have seen all they need to see.
Cook Less, Eat More!
You have seen it in photos. The home looks nothing like the pictures. In Video, with some preparation and lead time, planning the shots, no cooking is necessary. The home can be showcased through movement, interesting rooms, and little reliance on fixtures- if any at all. Take the viewer on the most immersive tour you can muster up- but do it in two minutes or less! One of the best, if not THE best real estate photographers in Toronto, (Canada if you ask me) is Mitchell Fain from the Print Market - who specializes in luxury listings. He once told me, "Every House Has a Story". Try to illustrate that in pictures or Video as best you can. Whether it be Victorian, New Construction, Smaller parts of the West End, or in Hamilton, you just have to find it!
